As part of the UAE’s intention to create opportunities for talented professionals and investors with outstanding contribution to the nation’s progress, the country has been actively circulating and amending initiatives to benefit these individuals by giving long-term residency through The Golden Visa program. Some of which are:

1. Property investor visa

Property owners in the UAE are eligible for the 5-year golden visa scheme provided:

  • The investor has invested in property(s) with gross value of not less than AED 2 million
  • The amount invested in real estate must not be on loan basis
  • The property(s) must be retained for at least three years
  • Must be mortgage free (to at least the value of AED 2 million)

Dubai

In Dubai, investors who own a property starting from AED 750,000 are eligible for a 3-year visa with a maximum 50% of the property value under mortgage if necessary.

  • The husband and wife can share one property as long as they furnish a valid and attested marriage certificate
  • The visa is applicable to freehold residential properties only
  • Off-plan properties are not considered
  • Investors in a joint property are eligible to apply if each individual’s share is worth at least Dh750,000

2. Investor visa:

  • Definition: those who have invested in non-real estate projects and companies in Abu Dhabi
  • Golden Visa: 10 years validity
  • Visa can be extended to the spouse and children, one executive director and one advisor
  • Investors abroad can apply for a 6-month multiple-entry permit
  • The amount invested must not be loaned
  • The investment has to be retained for a minimum of three years

Must have one of the following investments with a minimum value of AED 2 million:

  • Deposit OR
  • Company OR
  • Share in a company

and

  • Must maintain the investment for at least 2 years after the Golden Visa has been issued OR
  • Must provide evidence of paying taxes of AED 250,000 annually for 2 years prior to the Golden Visa application

Senior Officers for investors:

  • Must be employed by an investor who fulfils the criteria AND
  • Must be employed as an Executive Director or Advisor AND
  • Must continue to work through the validity period of the residence permit

3. Persons with specialised talents:

  • Golden Visa: 10 years validity
  • Experts in the areas of science such as doctors, specialists, scientists, investors and creative individuals in the field of culture and arts
  • Visa can be extended to the spouse and children
  • Must have a valid employment contract in their specialised field in the UAE.
  • Scientists must be accredited by Emirates Scientists Council or holders of the Mohammed Bin Rashid Medal for Scientific Excellence
  • Creative individuals must be accredited by Ministry of Culture and Youth
  • Investors  are those who bring innovation and ideas to Abu Dhabi, the UAE and the world.
  • Exceptional talents must have documented by patents or scientific research published in a world-renowned journal.
  • Doctors and specialists must meet at least two of the following:

✓ Ph.D. from one of the top 500 universities in the world

✓ Awards of appreciation in the respective field

✓ Contribution to a major scientific research

✓ Published articles or scientific books in distinguished publications

✓ Membership in a related organisation

✓ Ph.D degree with a 10-year professional experience in the field

✓ Specialisation in the areas of priority to the UAE

4. Entrepreneurs

  • Golden Visa: 5 years validity
  • Individuals with existing projects having a minimum capital of AED 500,000 or those who have approval of an accredited business incubator in the country
  • Available multi-entry visa for 6 months and is renewable for another 6 month
  • Long-term visa includes the spouse and children, a partner and 3 executives

Outstanding Students

  • Golden Visa: 5 years validity
  • Students with a minimum grade of 95% in public and private secondary schools
  • University students within or outside the UAE which a GPA of at least 3.75 upon graduation
  • Long-term visa includes families of the students

What are the costs for the Golden Visas?

  • For applicants currently in the UAE, the Golden Visa will cost between AED 2,800 and AED 3,800.
  • For applicants outside of the UAE, the Golden Visa will cost between AED 3,800 and AED 4,800.
